  • Interact with the client contact to closure of contract
  • Ensure there are no deviations between the contract and the actual activities done by C&W – in every case of deviation, issue a formal note to the client seeking approval of the deviation with sufficient reasons.
  • Update SPM/RM/RM/AD/Director on each completion milestone on the project for Invoice realisation. Follow up on the invoice raised to the client by the invoice liquidation date.Market Knowledge – Prevailing Construction CostsHow
  • Collate & analyze material cost data from the recently completed/ongoing project / from market, to prepare the current market rates and update the regional administrator to maintain it current for a particular region /cityProject Management SkillsProject Management Skills – Time Bound Goals Set Project Specific goals Timelines by setting up a process IN PLACE WHEREIN THE SITE TEAM CONDUCTS DAILY INSPECTION OF THE EXECUTION AREAS AND COMPARES THE SAME TO THE DAILY PLANNED TARGETS, including delivery of capital goods / Client Procured items . In case of any anomalies the PM should set a corrective action plan and implement the same. He / she also needs to report about the daily targets to any client rep at site and at the end of the date also brief him / her about the achievements of the day and plan for the next day/ look ahead schedule How:
  • Create Broad timelines on the project using the scheduling software including micro schedule to clients expectation, update the same weekly, monitor and manage the schedule
  • Seek daily updates from APM/PC/CM/PE and review the timeline with respect to the project calendar. meet concerned suppliers for expediting the process or devise a strategy to the client to counteract the delay of non-delivery of goods/ non-performance to meet timelines.Budget Related GoalsHow:
  • Create Value engineering approach to demonstrate cost saving and or other Value adds during the tenure of the project either during design development or during construction
  • Review periodically the cost of the project and the cashflows to ensure that the project is within budget at all times. Highlight and escalate any anticipated cost increase and mitigate risks with proactive solutions to the clients.Quality Documentation / Reports StructureHow
  • Review/Check/ Prepare, tender documentation / weekly / monthly / tracked schedule / RFI log / Submittal log / Drawings Log and other reports updated/prepared by the APM/PC/MEP/PE/Cont. Manager for the validity of the content and applicability before being shared with the set timeline of the reports. Ensure high quality of communication, documentation and reporting on the project.
  • Ensure construction quality is maintained at all times. Ensure use of checklists, quality tests etc and timely repair in case of errors.Cost RelatedHow:
  • Check bills as directed in the SOP, track bill submission, certification and payments to ensure that cashflow projections are met, vendors are paid on time.
  • Review the change order and need modification request through a standard rate analysis across all packages from contractors, through the QS/Cont Man after reconciliation and recommend for the validity of the change order
  • Facilitate approval of the CO from the client with a specified time frame to keep up the progress of works
  • Environment Health Safety Goals 


    How:
  • Create Project specific, pre- task plans on the project for the compliance health safety environment, throughout the project phase through permit system and strict enforcement.
  • Provide alignment to the Safety Officers towards, project specific deliverables, and ensure contractors compliance to EHS.
  • Conduct Weekly safety meetings on the project and align the team for compliance.TechnicalReview and investigate the design details/budget prepared by the architects for the constructability, for implementation ease, with respect to the time cost and quality.
  • Review and vet the tender drawings and documents (from point of view of value engineering, constructability, maintainability, cost and time) at the design review and further at tendering stage of the project, for taking a final approval from client within the project calendar.
  • Maintain/Work out the site conditions initiated design changes for its applicability to review and complete the same with in the original agreed time line and cost.Project ClosureWhat: To successfully close (financial, document and physical handover) the project within the stipulated timelines. How:
  • Bill evaluations from the contractors for the works completed. Conduct sample checking on the measurement sheets and making a fool proof certification.
  • Facilitate the snag-list management with the contractors and devise timeline to closure of snags for the successful completion of the facility and issue the completion certificate.
  • Record exceptions if any and track closure.
  • Prepare / review the project closeout review and get the same signed by the client within 45 days of project completion.
